Eye on Real Estate: Developer bought four Brooklyn fast-food sites — one's next door to a Bushwick landmark

The developer who’s going to tear down a Bushwick Avenue KFC and replace it with a six-story mixed-use building also bought three other Brooklyn Kentucky Fried Chicken locations, city Finance Department records reveal.
First, here are some details about the Bushwick development, which website New York YIMBY (Yes In My Backyard) was first to write about. An LLC controlled by DSRS Holdings LLC, which has Dovie Sperlin as manager, paid $1.4 million for 666 Bushwick Ave. in 2014, Finance Department records indicate. It has frontage on Myrtle Avenue and Ditmars Street.
It’s next door to a beautiful city landmark, the Catherina Lipsius House, AKA the Cook Mansion, at 670 Bushwick Ave.
The construction plan for the KFC site includes 40 apartments, commercial space and a community facility, city Buildings Department filings show. On May 24, the city agency approved an application for a demolition permit for the fast-food restaurant, which is surrounded by a construction fence.
In 2014, other LLCs also controlled by DSRS Holdings LLC, which has Dovie Sperlin as manager, bought these KFC locations, Finance Department records indicate:
* Bushwick’s 1556 Myrtle Ave. was purchased for $2.3 million.
* Bedford-Stuyvesant’s 1040 Bedford Ave. cost $1.4 million
* Crown Heights’ 1994 Atlantic Ave. and adjacent lots 362-368 Ralph Ave. were purchased for a combined $1.8 million. The KFC building now houses a Popeye’s.
