Boutique, real estate office take space on Court Street

CPEX Real Estate, based in Downtown Brooklyn, reports it has arranged leases recently for two spaces on Court Street in the Cobble Hill and Carroll Gardens neighborhoods.

Real estate brokerage firm Prudential Douglas Elliman (PDE) has taken space at 327 Court St.; and Goldy + Mac, a boutique retail store, has leased space at 195 Court St.

These are the second and third leases on the street arranged by the CPEX Retail Leasing Team, comprised of Ryan Condren and Eric Altschul.

At both locations, Condren and Altschul represented the landlord and secured the tenant, and, in addition, negotiated the lease price at or near the asking price, according to Timothy King, founder and CEO.

The new PDE real estate office is a relocation into a space twice as large as its prior location and “testifies to the strength of the Carroll Gardens and Cobble Hill real estate markets,” Condren said, who added that Goldy + Mac has two retail locations in Park Slope, “but this is their first venture into the Cobble Hill area.”

“Both landlords were able to choose from multiple offers at or near the asking price from national tenants and experienced local retailers,” said Condren.

No more vacant retail spaces

“The demand for retail spaces along Court Street is amazing,” Condren added.

Commented Altschul, “With the exception of a couple of properties under construction, there are currently no vacant retail spaces within a 15-block stretch of Court Street.”
