The new year is kicking off with a once-in-a-lifetime opportunity for apartment hunters searching for new homes in 2022.
A total of 89 affordable housing units at One South First are now open for applications on the city’s Housing lottery website.
The 330-unit building features over 25% affordable apartments including studio, one-bedroom and two-bedroom apartments for New Yorkers that meet the city’s income criteria.
Applicants with incomes ranging from $55,646 – $167,570 (80% – 130% Area Median Income) will be eligible to apply.
For the lowest band at 80% AMI, a studio will go for as little as $1,550 while a 2-bedroom can go for as little as $1,961. For the highest band at 130% AMI, a 1-bedroom will cost $2,658. 
“The need for affordable housing in this city has never been more urgent,” said David Lombino, managing director at Two Trees Management. “I’m relieved that we’re finally able to put these apartments on the market and get people in quickly.”
Designed by COOKFOX Architects, One South First is made up of two interlocking buildings – half residential and the other half commercial – and honors the site’s history as a former sugar manufacturing plant that resembles sugar crystals.
Every unit has floor-to-ceiling windows, a washer and dryer and dishwasher.
The base of the building features some of Brooklyn’s favorite eateries including Roberta’s Pizza, Two Hands Cafe, Other Half Brewery, and Oddfellows Ice Cream.
The waterfront building, with the official address 266 Kent Avenue, is the latest development to offer new affordable housing in the neighborhood, one of the most desirable and expensive areas to live in Brooklyn.
325 Kent, Domino’s first residential building that opened in 2017, received over 80,000 applicants for its 104 affordable housing units. 
Just last month, New York City Council approved Two Trees’ newest plan just north of Domino, dubbed River Ring, that will bring 263 deeply affordable units, and 150 units of affordable housing for seniors. With Domino and River Ring combined, the Williamsburg waterfront will receive over 1,100 units of permanently affordable housing.
One South First is Two Trees’ second ground-up residential building at the Domino Sugar Factory site. The 11-acre site includes the beloved Domino Park, residential building 325 Kent, and the landmarked Domino Refinery, currently under redevelopment as offices.
