Huge development site, affordable housing portfolio, sold in Brooklyn

CONEY ISLAND — One of Brooklyn’s largest multifamily transactions this year involving a huge affordable housing portfolio has been announced by Ariel Property Advisors, who brokered the deal. The Sea Park affordable housing portfolio consists of three multifamily properties and one development site on Coney Island. The $150 million transaction just recently closed.

Victor Sozio is one of the Founding Partners of Ariel Property Advisors. Mr. Sozio’s primary responsibility is to originate and execute the sale of commercial real estate transactions throughout the five boroughs of New York City.

The $150 million transaction represents one of the biggest multifamily deals closed in Brooklyn to date in 2023. 

An Ariel Property Advisors team led by founding partners Victor Sozio and Shimon Shkury, along with investment sales director Benjamin Vago and director of research and sales Remi Mandell, arranged the sale of the substantial affordable housing portfolio on behalf of the seller, Arker Companies. The buyers were affordable housing developers Tredway, Gilbane Development Company and ELH Mgmt.

Shimon Shkury is the President and Founder of Ariel Property Advisors. As President he oversees all investment sales, capital services and research initiatives that the company undertakes.

The three multifamily buildings are located at 2828 West 28th Street (Sea Park North), 2930 West 30th Street (Sea Park West) and 2970 West 27th Street (Sea Park East) in Coney Island, and comprise 818 units across 961,043 gross square feet. The apartments consist of a mix of income and rent restricted units that tie into various AMI bands, as well as market rate units.

The additional development site sits on a prime 89,357-square-foot land parcel, located directly adjacent to the Sea Park North building on West 28th Street. The site allows for a proposed new housing project of up to 153 residential units and 145,602 gross square feet. 

Benjamin Vago, Esq. is an Investment Sales Professional at Ariel Property Advisors. In Mr. Vago’s role, he executes listings and business development primarily in Brooklyn, with a focus on Greenpoint and Williamsburg.

The Sea Park portfolio is approximately one mile from Coney Island’s famous Luna Park amusement park and only a short distance from Coney Island Beach and Boardwalk. The area offers convenient subway transportation to Manhattan and the other boroughs at the nearby Coney Island-Stillwell Avenue station, with numerous additional bus service options also available in the neighborhood.
