
Ariel Property Advisors retained to sell package of Brooklyn development sites

Ariel Property Advisors has announced it has been retained on an exclusive basis to sell a package of development sites at 9114-16 Fifth Ave. and 411-13 92nd St. in Bay Ridge. The asking price for the sites is $3.3 million.
Exclusive agents Mark Spinelli, Jonathan Berman and Daniel Tropp are marketing the contiguous sites, which are zoned C8-2 with a 2.0 FAR and allow for approximately 19,716 combined buildable square feet for commercial use.
“These two sites offer a rare opportunity in Bay Ridge to develop a commercial property along a major retail corridor in a prime South Brooklyn neighborhood with stable growth,” said Mark Spinelli, vice president at Ariel Property Advisors.
9114-16 Fifth Ave. measures 65’ x 100.59’ and 411-13 92nd St. measures 21.17’ x 125.71’; both lots offer existing curb cuts allowing the option for a parking lot or drive-through. The two sites are connected in the rear and share approximately 28 feet.
The sites are located between the 95th Street R train station and the 86th Street R train station. Additionally, the B63 bus line runs up and down Fifth Avenue. Commuting options are also available via the Belt Parkway, Gowanus Expressway and Verrazano-Narrows Bridge.
