Leasing agents named for Federal Building 2 project

The new leasing agents have been selected for the former Federal Building 2 — also called the U.S. Navy Fleet Base Storehouse 2 — in Sunset Park.

Now to be called the Liberty View Industrial Plaza, the complex will offer 960,000 square feet of industrial space and 160,000 square feet of retail space — all described as state-of-the-art newly renovated space.

As the Eagle reported last year, Salmar Properties was selected by the NYC Economic Development Corp. (EDC) as the developer of the 1.1 million-square-foot 1916 warehouse. The goal was to create a state-of-the-art industrial center in what Mayor Michael Bloomberg dubbed at the time the Southwest Brooklyn Industrial Business Zone.

Salmar, whose principals are  Marvin Schein and Selim Rusi, was given a deed restriction for 30 years by the EDC, limiting most of the building to light industrial use and some space designated for retail use.

“We look forward to renovating and improving the site so that we can begin renting to light industrial users,” Schein said last year. “We believe that such a site will encourage a return of manufacturing to the area and provide much needed jobs.”

Salmar reports it has completely renovated the mixed-use seven-story property at 850 Third Ave., according to John Reinertsen of CBRE’s Long Island City office, who with a team of agents, has been appointed the exclusive leasing agent for the industrial space; CPEX Real Estate, based in Downtown Brooklyn, has been designated as the exclusive leasing agent for the retail space.

The CBRE team will also include William Jordan, Dorothy Chuang, Michael Lee and Paul LeoneIt.

According to Reinertsen, the building now offers potential tenants central air conditioning, backup generator power, fiber optic, broadband and cable services, 23 fully automated freight and passenger elevators, multiple loading docks and three separate lobbies — one of which can be dedicated to accommodate the branding needs of a large tenant.

Additionally, besides great panoramic harbor views, Liberty View Industrial Plaza offers the largest block of contiguous, modern industrial space in any borough.

“The ownership has committed to creating the most state-of-the-art facility in the market with a number of major capital renovations including an updated façade, new energy efficient windows, passenger elevator cabs and a newly designed lobby and grand entrance,” he said, adding that the owners will work closely with the Southwest Brooklyn Industrial Development Corporation to assist qualified tenants with access to various NYC special business tax incentive programs as well as Con Ed’s Business Incentive Rate Program.
