Freelancers Union to open medical home for members on Jay Street at Fulton Mall
The Freelancers Union, a not-for-profit organization offering health insurance coverage to its membership, has leased space in Downtown Brooklyn for its first New York City “medical home.”
According to Suzanne Schwimmer of Schwimmer Realty, who negotiated the transaction with landlord ISJ Management Corp., the union has signed a 10-year lease for 6,000 square feet at 408 Jay St. on the Fulton Mall.
“The Freelancers Union is taking a full floor presence in the five-story Art Deco building,” she said.
The asking price was $25 per square foot, however, the financial terms of the lease are undisclosed.
The new center is described as “a patient-centric, innovative model of intensive, integrated and comprehensive care in a setting that promotes a partnership between the patient and the medical team.”
The organization plans to open the facility to its health-insured membership in mid-October.
The Freelancers Union’s search for an appropriate location for this, their first New York City medical home location, began a year ago, according to Schwimmer.
“Their requirement was for a relatively large space, modestly priced, in a Class B or C building, very central to the excellent downtown Brooklyn transportation network, with a plumbing infrastructure that facilitates medical office development,” she said.
The light from oversized windows and the reasonably high ceilings were a plus, she added.
Schwimmer Realty, known for handling medical office leases in Brooklyn, reports that this is the second substantial recent medical office lease in this office building.
“The owner has said he would be interested in more medical office leases and positioning the building as a medical arts building,” she said, noting that the health care sector is already the number one job sector in New York City.
Additionally, this new health care facility — along with the recently-reported Mount Sinai Hospital’s planned new space, are bringing more jobs to Downtown Brooklyn, Schwimmer said.
