Second building to go up on Red Apple Groups’s Myrtle Avenue property

John Catsimatidis and his Red Apple Group will begin work soon on the second phase of a four-block, four-building development on the firm’s sites along Myrtle Avenue, east of Flatbush Avenue Extension in Downtown Brooklyn.

First reported on Brownstoner.com last week, the developer filed a permit application with the Department of Buildings (DOB) at the end of June.

A check of the DOB filing reveals a plan to build a new 15-story mixed-use building with 205 residential units and an address of 81 Fleet Place.

The plan also calls for 13,000 square feet of commercial space and 149 enclosed parking spaces.

Although further details could not be obtained, a spokesperson for Red Apple and Catsimatidis confirmed that plans were in the works.

Dattner Architects, designer of the first building on the site, The Andrea, a 95-unit rental building at 218 Myrtle Ave. which contains a Red Apple supermarket, will also design this one.
In a description received from Dattner on Tuesday, it is described as a 260,000-square-foot mixed-use structure with sub-grade parking, ground floor retail and a mix of 205 studio, one- and two- bedroom apartments.

“The residential tower is set back from the retail street-wall base. The building steps up from a 13-story to a 15-story section along Myrtle Avenue and down to an eight-story section along Fleet Place, giving it a distinctive massing and visual identity,” according to the architects’ description.

Dattner also noted that many of the units will have outdoor spaces, such as balconies and roof terraces, and some will be in a duplex configuration.

It further adds, “A dramatic double-height lobby leads to a recreation area featuring a lounge, party room and fitness center. On the third floor, an extensive landscaped terrace area provides an outdoor recreation area for residents.”

According to Kirsten Sibilia, a spokesperson at Dattner, the units will be rentals and completion is anticipated for 2014.

A groundbreaking is expected to take place in the near future.
