Flatbush, Prospect Hts. Properties Sell Quickly

FLATBUSH — Marcus & Millichap Real Estate Investment Services reports the sale of a 20-unit apartment building in Flatbush.

The building, at 580-586 East 22nd St., corner of Ditmas Avenue, sold for $2.35 million, according to John Horowitz, regional manager of the firm’s Brooklyn office. Shaun Riney and Derek Bestreich, investment specialists, represented the seller, a limited liability company, and secured the buyer, a private investor.

“We listed the property in September and, within three months, we had an all-cash non-contingent contract of sale signed at 98 percent of the asking price,” said Riney.

Bestreich and Riney also recently sold a 9,100-square-foot four-story mixed-use building at 690 Prospect Place in Prospect Heights, according to Horowitz.

That property, which sold for $1.025 million, was on the market for only 14 days, according to Bestreich, who added that a 30-day-to-close contract — “at full asking price” — was signed within 30 days.
